I’m Elvan, a planning researcher and NYC real estate professional exploring how we decide what gets built: our homes, our energy, and the places in between.

Homes, Communities, Cities, Energy. What's being built next.
Most fights over what gets built aren’t really about the building itself.
They’re about where people stand, and when they’re brought in. My work aims to bring light to those decisions, earlier.
WHAT I’M WORKING ON
01
How towns decide on data centers
As communities across the country pause or debate large data centers, I’m tracking how they’re deciding, and having conversations with the people making the calls.
02
Live/work conversions
New York needs more homes, and many older commercial buildings sit underused. I’m exploring how they could become homes and live/work spaces that are legal and practical from the start, instead of fixed after the fact.
03
Rethinking how we live and build
From infrastructure and AI to urban planning and housing, I question the assumptions we’ve inherited, so we can see the whole picture before we decide.
Real estate, with the long view
I help businesses find the right space, and work with a small number of buyers and owners each year in New York City. Every client gets my full attention, and the same long-view thinking I bring to my research.
